Twenty-five square metres is not the point. The point is that every one of them was drawn, made and placed by a designer, for this room. That is the discipline of a good hotel room, and what this studio has: not a small studio, but a complete one, with a parking bay.
The studio sits on the top floor of 72 on Kloof, Signal Hill in the window and the city below. Asoka, built around a 150-year-old olive tree, is next door; Our Local, the breakfast cafe everyone in Gardens knows, is across the road.
It has been stripped back and rebuilt, and never lived in. Every piece in it was drawn for this one room and built for it in South Africa, the sofa, the bed, the wardrobe, the joinery, the lighting, and not one of them can be bought in a shop. A proper bathroom with the top of Table Mountain in the window, a full kitchen, a work corner, and it comes fully furnished and styled, down to the towels. In a room this size nothing is allowed to stand about: kitchen, wardrobe, bed and desk are built in, which is why it feels larger than its plan.
The building does the practical part: security at the entrance, a lift, and your own secure parking bay, which on Kloof Street is worth more than square metres. A weekend base, a remote-work season, or a turnkey short let in the neighbourhood every visitor wants. You take the keys and it works from the first evening, with nothing left to buy.

Kloof Street is Cape Town's restaurant street, and 72 on Kloof stands in the middle of it: the bar next door, the breakfast cafe across the road, the Mount Nelson down the hill, the mountain uphill. Everything you need in a day is walkable; only the mountain and the beaches ask for a car.

Cape Town is a market with a hard edge: between Table Mountain and the Atlantic there is no new land, and heritage and environmental rules keep it that way. Gardens sits inside that edge. Demand arrives from three directions at once, South Africans moving to the Cape, foreign buyers (the Western Cape takes the largest share in the country, close to 8 % of sales) and travellers who fill short lets twelve months a year.
